The Hamilton and surrounding property market continued to show encouraging signs through May, with sales activity increasing 8.6% compared to April. While sales volumes were lower than the exceptionally strong conditions experienced at the same time last year, that comparison reflects the momentum created by the earlier Official Cash Rate reductions in 2025 rather than a weakening market.

Property values also remain remarkably stable. The median sale price eased slightly by 1.4% to $752,500, and is only 0.3% lower than May last year-a clear sign that values have largely held despite fluctuating economic conditions.
From what I'm seeing on the ground, buyer activity also remains encouraging. Attendance at open homes has been steady, and properties that are new to the market-or repositioned with refreshed marketing or pricing-are still generating good levels of enquiry.
For buyers
For buyers, there continues to be plenty of choice. Almost 80% (79.3%) of all sales occurred below $1 million, with nearly half (46.5%) in the $500,000-$750,000 price bracket. Whether you're buying your first home or looking to take the next step up the property ladder, there are still plenty of opportunities available.
The Reserve Bank's decision to hold the Official Cash Rate at 2.25% suggests the rate-cutting cycle has likely come to an end, with many economists expecting gradual increases over the coming year. For buyers who are financially ready, today's borrowing conditions may prove to be among the most favourable for some time.
For sellers
For sellers, demand continues to be healthy, with homes selling in around 40 days locally-seven days faster than the national average. While spring is often seen as the traditional selling season, clearance rates remain relatively consistent throughout the year. Winter typically brings fewer new listings, creating an opportunity for quality homes to stand out.
At open homes, I'm also finding more buyers are asking about things like heating, insulation, natural light and overall warmth. As the temperatures drop, these features become increasingly important, helping well-presented homes leave a lasting impression.
Overall
Overall, I'm seeing a market that remains balanced and resilient. Buyers have choice and favourable borrowing conditions, while sellers continue to benefit from steady demand and less competition from new listings. If you're thinking about making a move this year, now is a great time to have a conversation about your options and put a plan in place before the market changes again.
