Why should I use a buyer’s agent?
The process of buying a property can often move very quickly, so it helps to have someone in your corner who knows the local market and can deal directly with the listing agent on your behalf.
I can help you find suitable properties, including opportunities that may be coming to market soon or not yet publicly listed, give you honest feedback on value, arrange private viewings, talk through your options and negotiate for you when you’re ready to make an offer.
It means you’ve got someone looking out for your interests from the start of your search right through to settlement.
Will it cost me to use Lee as my buyer’s agent?
No. My buyer-agent service is completely free to you.
When should I contact Lee about a property?
Once you’ve decided you’d like my help, send any properties you’re interested in through to me before attending an open home or making contact with the listing agent. That allows me to be involved from the outset, arrange private viewings where possible and negotiate on your behalf if you decide to make an offer.
Can Lee help me find suitable properties?
Absolutely. Once I know what you’re looking for, your budget and the areas you’re considering, I can keep an eye out for suitable properties and help narrow down the options. I also often hear about properties before they’re publicly listed, which can give you an earlier opportunity to take a look.
Can Lee arrange private viewings?
I sure can. One of the biggest advantages is being able to arrange viewings around your schedule rather than relying only on open-home times.
A private viewing also gives you more time in the property without other buyers around, so you can take a proper look, ask questions and talk freely about what you’re thinking.
Can Lee help me understand what a property is realistically worth?
Definitely. I can look at recent comparable sales, what else is on the market and what I’m seeing locally to help you get a better feel for where a property sits. That can be really useful when you’re deciding what you’re comfortable paying and how you want to approach an offer.
Can Lee help with due diligence?
Yes, this is an important part of my role.
I can help you work through what information you may want to look into and coordinate access for things like building inspections or other checks. If you need a lawyer, mortgage broker, building inspector or another specialist, I can also put you in touch with reputable local professionals.
Can Lee negotiate on my behalf?
Absolutely. Once you’re ready to make an offer, I can deal directly with the listing agent, help you determine the best approach and strategy, and negotiate on your behalf.
Having someone who is a little more removed from the emotion of the purchase, and who is familiar with all the moving parts involved in securing a property, can be particularly useful when things start moving quickly.
What support does Lee provide before settlement?
Yes, my support doesn’t stop once your offer is accepted.
There can still be a bit to work through before the property goes unconditional, whether that’s getting council files, organising a building inspection, working through other conditions or arranging access to the property.
I can help you keep on top of what needs to happen and who you need to speak to. Then, before settlement, I’ll attend the final inspection with you so we can have a good look through the property and make sure everything is as expected before you get the keys.
Can Lee help with off-market opportunities?
Yes. I often hear about properties that are coming to market soon or haven’t been publicly listed yet. If something comes up that fits what you’re looking for, I can let you know and, where possible, arrange for you to have an early look.
