Hamilton’s property market remained consistent throughout June, with sales volumes virtually unchanged from May. A total of 246 properties sold—45 more than in June last year, representing a healthy 22.4% increase.
The median sale price held steady at $751,000, just $1,500 below May and $10,000 higher than June 2025.
While the winter slowdown saw 84 fewer properties available than in May, overall listing numbers remain higher than at the same time last year. Even so, the seasonal decline in available properties is influencing the level of competition across the market.
I’m seeing this firsthand, with more properties attracting multi-offer situations—including buyers competing to secure back-up positions. One recent listing in Yanicks Crescent, Fitzroy, attracted multiple offers within six days of coming to market and sold in just three weeks.

What this mneans for sellers
Now could be an ideal time to list. With the school holidays and long weekends behind us, buyers are returning to their usual routines, while the seasonal drop in available properties means less competition for sellers.
With fewer homes to choose from, I’m seeing more multi-offer situations—including buyers competing for back-up positions. This increased competition can create urgency and help drive the sale price higher.
I also have active buyers in my database who have recently missed out on properties and are ready to purchase. By helping you prepare, present and market your property strategically, we can capitalise on current demand and put you in the strongest possible negotiating position—before the usual influx of new listings in spring.
What this means for buyers
With fewer properties available and well-presented homes attracting multiple offers, buyers need to be ready to move when the right opportunity appears.
Having your finance confirmed, completing your research early and understanding the offer process can put you in a stronger position. Your first choice may not always be successful, so it can also be worthwhile considering a back-up offer in case the initial agreement does not proceed.
The Reserve Bank increased the OCR on 8 July, but this is unlikely to materially change the market immediately, as it was widely anticipated and largely reflected in home loan rates beforehand. However, rates are expected to rise with further OCR increases later in the year.
For buyers who are financially ready, today’s borrowing conditions may therefore prove to be among the most favourable available for some time.
If you’re thinking about buying or selling, I’d love to have a chat about your plans and help you make the most of the current market. Give me a call anytime—I’m always happy to help.
