Hamilton’s median sale price was $725,000 in August, down $51,750 (6.66%) from July’s $776,750.
That is a noticeable change after July’s stronger result, but the mix of properties sold helps explain it.REINZ’s price-range breakdown recorded 103 sales below $700,000 in August, up from 83 in July. That stronger activity at the accessible end may have helped pull the citywide median down, and it fits with the first-home buyer activityI’m seeing. A lower median doesn’t mean every Hamilton home has fallen in value.
Even with 159 more properties on the market than a year ago, Hamilton recorded 222 sales in August—24% fewer than in August 2025. That’s a quieter market, but I wouldn’t let the sales figure alone put you off making a move.

I know from experience that a stronger market isn’t automatically an easier one to move in...
When we sold our first home in 2016, strong buyer demand worked in our favour. Then we had to buy our next home in that same market, and the competition was fierce. Today’s more measured market has its own challenges, but it may also give you more choice and time to make a decision.
In July’s market update, I talked about how the expectation of an election slowdown can tempt people to put their plans on hold. Some will choose to wait, but it won’t be the deciding factor for everyone.
Trade Me Property’s August research found that only one in five sellers said the election was affecting their decision. Housing affordability also appears to be less prominent among voters’ concerns than it has been in past elections: Ipsos’ September survey placed four other issues ahead of it.
What this means for sellers
If you’re thinking about selling, don’t be disheartened by August’s lower median. The mix of properties sold can shift that figure, and it doesn’t tell you what buyers might pay for your particular home.
First-home buyers remain active at the more accessible end of the market, but there are also 159 more properties for sale across Hamilton than there were a year ago. Buyers have more to compare, which makes it especially important to understand what else is competing for their attention.
That starts with recent sales of comparable homes, good presentation and a marketing plan that reaches the right buyers. If you’re considering selling, I’d be happy to look at where your property sits in the current market and talk through which improvements are worth making before you launch.
What this means for buyers
More homes sold at accessible price points in August, which is encouraging if you’re looking to enter the market. And with more properties for sale than at this time last year, you have more choice to explore. The lower median doesn’t mean every home has become more affordable, though, so assess each property on its own merits.
Use that choice to compare homes carefully. Be clear on what you can borrow and what the ongoing costs will be, and have your legal advice ready. That way, if a well-priced home suits you, you’re in a position to act.
If you’re looking for a particular type of property, let me know. I can keep an eye out for suitable homes, including those I hear about before they’re publicly listed, and help you assess them against recent sales.
