Hamilton first home buyers are on the move

16 March 2026

Last week I came across an article in Waikato Business News highlighting the growing presence of first home buyers in Hamilton — something that's very much in line with what I'm seeing on the ground.

There's been a noticeable lift in enquiries at the entry level of the market, with more first home buyers getting back into the mix and creating increased competition on well-priced properties.

‍

‍

The numbers back that up. First home buyers accounted for 28.4% of purchases nationally in the final quarter of 2025, with Hamilton sitting slightly above that level. What's interesting is that this isn't being driven by buyers simply moving down from Auckland. It appears to be part of a wider shift, helped by lower mortgage rates, property values coming back from their previous highs, KiwiSaver and greater access to low-deposit lending.

Another factor is the changing equation between renting and buying. For some buyers, the gap between the two has narrowed, making home ownership worth another look even if they had previously felt it was out of reach.

For first home buyers:

Preparation is key. With more buyers active, having your finance pre-approved, your KiwiSaver sorted (if applicable), and a clear understanding of your limits will put you in a strong position to move quickly when the right property comes up.

For sellers:

Particularly those who have outgrown their first home and are thinking about moving up the ladder, increased activity at the entry level is worth paying attention to. Stronger demand for those properties can potentially help create the conditions for your own next move — particularly if you're moving into a part of the market where you're facing less competition from other buyers.

What I'm seeing is a market where first home buyers aren't sitting on the sidelines waiting for everything to be perfect. More are getting themselves ready and looking seriously at what's available — and that's creating movement further up the property ladder too.
